Project Overview & Scope
RiskFire was appointed as a specialist subcontractor to deliver a programme of fire door replacement and remedial works alongside passive fire protection installations at Fairbairn House, a live commercial building occupied by the Offshore Group. The project was delivered over a five-week period and focused on improving fire compartmentation integrity, upgrading fire door performance, and ensuring full compliance with current fire safety legislation while maintaining uninterrupted business operations within the building.
Project Controls & Documentation Provided
RiskFire implemented a carefully coordinated programme of works developed in collaboration with the client and supply chain partners. Due to the project’s logistical requirements, materials were pre-ordered and delivery schedules were fixed in advance, working closely with the fire door manufacturer to ensure adherence to agreed timelines. All works were fully documented, with certification provided for new fire door installations, fire door remedial works completed in line with BM Trada–approved techniques, and all passive fire protection measures, ensuring clear evidence of compliance at handover.
Challenges & Solutions
The project presented logistical challenges associated with material transportation, including the requirement to secure vehicle permits for ferry access and coordinate deliveries to meet a fixed programme. In addition, works were required to be undertaken within a live commercial environment, necessitating minimal disruption to the daily operations of businesses within Fairbairn House. RiskFire addressed these challenges through early logistical planning and close coordination with suppliers to ensure all materials were delivered in line with the programme. Works were carried out using a phased approach, with flexible shift patterns implemented to align with the building’s operational hours. This allowed fire door replacements, remedial works, and passive fire protection installations to be completed efficiently while maintaining safe access and continuity of business operations.

Outcome & Outputs Achieved
The project was delivered on time and to programme, achieving fully certified passive fire protection installations and fire door works throughout the building. All new door sets were installed and certified to the required standards, with remedial works completed in accordance with BM Trada–approved methodologies. The completed works enhanced compartmentation performance, improved overall fire safety compliance, and provided the client with a robust, fully documented fire safety solution suitable for ongoing asset management and regulatory assurance
