Project Overview & Scope
RiskFire was appointed as a specialist subcontractor to deliver fire stopping works as part of a refurbishment programme at a B&B Hotels property in Ipswich. The scope of works focused on providing compliant fire stopping solutions to service penetrations throughout the hotel, maintaining effective compartmentation and ensuring full compliance with UK fire safety legislation. The project was delivered within a live hotel environment, requiring careful coordination to minimise disruption to guests and hotel operations.
Project Controls & Documentation Provided
All fire stopping works were completed in accordance with the agreed programme of works. Installation records and supporting compliance documentation were provided on completion, demonstrating conformity with relevant fire safety standards and manufacturer requirements.

Challenges & Solutions
Working within a live hotel environment presented a key challenge, requiring the careful sequencing of works to avoid disruption to guests while maintaining progress alongside other trades. The refurbishment nature of the project also introduced complexity due to varied and non-uniform service layouts, which prevented the use of standard fire stopping details. RiskFire addressed these challenges through a tailored refurbishment strategy aligned with the overall construction programme. Labour and material resources were planned and deployed in line with strict programme milestones, allowing works to be completed efficiently and safely. Due to the unique nature of the service penetrations, RiskFire worked closely with product manufacturers to specify and install bespoke fire stopping solutions appropriate to each penetration type. Extensive fire stopping was applied to floors and walls, with closure devices installed to combustible penetrations to maintain compartmentation integrity throughout the building.

The project was delivered on schedule and within budget, achieving full compliance with UK fire safety regulations. Fire stopping installations were completed to a high standard, supporting the hotel’s ongoing operational safety within a live environment.
