RiskFire was appointed as a specialist subcontractor to deliver fire stopping works as part of a refurbishment programme at a B&B Hotels property in Inverness. The project involved the installation of compliant fire stopping solutions to service penetrations throughout the hotel, ensuring the integrity of compartmentation and full compliance with UK fire safety regulations. The works were carried out within a live hotel environment, requiring careful coordination to minimise disruption to guests and operations while maintaining programme efficiency.

All works were delivered in line with the agreed programme of works, with installation records and compliance documentation provided on completion to demonstrate conformity with applicable fire safety standards and manufacturer specifications.

Challenges & Solutions
The key challenge was delivering fire stopping works within a live hotel environment. Maintaining guest safety and comfort while coordinating access with hotel operations required detailed planning and close collaboration with the principal contractor and other trades on site. The refurbishment also meant that services layouts varied across floors, necessitating bespoke fire stopping solutions rather than standardised applications. RiskFire addressed these challenges through a tailored refurbishment programme aligned with the wider construction schedule. Labour and materials were carefully allocated to meet strict programme milestones, enabling works to be completed efficiently without impacting hotel operations. Due to the complexity and uniqueness of the service penetrations, RiskFire worked closely with manufacturers to design and install bespoke fire stopping solutions appropriate to each penetration type. These included extensive fire stopping to floors and walls, as well as closure devices for combustible service penetrations, ensuring continuity of fire resistance throughout the building.

The project was successfully delivered on time and within budget, despite the complexities of operating in a live hotel environment. All fire stopping installations achieved full compliance with UK fire safety regulations, supporting the hotel’s ongoing operational safety and regulatory obligations.
