  • What is a cavity barrier and why is it needed?

    A cavity barrier is a passive fire protection product installed within concealed cavities to stop fire and smoke spreading through those spaces. 


    Without cavity barriers, fire can travel rapidly through wall and ceiling voids, defeating the building’s compartmentation strategy. Cavity barriers are a requirement of Building Regulations Part B.

  • How do I know if my building needs fire barrier installation?

    The most reliable starting point is a passive fire protection survey or FireStopping survey. These will identify any missing or deficient barriers and recommend the remedial works required. RiskFire can carry out both the survey and the subsequent cavity barrier installation.

  • Do fire barriers need to be installed by certified contractors?

    Yes. Fire barrier installation must be carried out by competent installers who understand the product specification and the specific construction detail involved.   • How does cavity barrier installation prevent fire spread?

    Cavity barrier installation is undertaken within concealed spaces in a building's structure to subdivide those voids and prevent fire and smoke from travelling through them undetected.


    When exposed to heat, the intumescent materials within the barrier expand to seal the cavity, blocking the passage of fire and hot gases. Without barriers in place, fire can travel rapidly and invisibly through wall cavities, ceiling voids, and roof spaces - bypassing fire-resisting elements and compromising the building's compartmentation strategy entirely. 

  • Are cavity barriers a legal requirement?

    Yes. Cavity barriers are required under Building Regulations Approved Document B, which sets out the fire safety requirements for buildings in England. The regulations specify where barriers must be installed depending on the building type, height, and construction method. 


    The Building Safety Act 2022 has further strengthened obligations for higher-risk buildings, and the absence of adequate cavity barriers is increasingly identified as a serious deficiency during Fire Risk Assessments and EWS1 assessments. Building owners and responsible persons have a legal duty to ensure cavity barriers are in place and maintained.


  • What records are provided after fire barrier installation?

On completion you receive photographic evidence of every barrier installed, the specific location and installation detail for each barrier, product information including manufacturer, specification, and third-party certification references, and installer details. 


    This documentation forms part of the Golden Thread record required under the Building Safety Act 2022, giving building owners and responsible persons an auditable, up-to-date compliance record that can be produced for building control, fire risk assessors, or insurers at any point.


  • How do I know if my building has cavity barriers installed?

    In most cases you cannot tell from a visual inspection alone - cavity barriers are concealed within the building's structure and not visible without opening up elements of the fabric. 


    The most reliable way to establish whether adequate barriers are in place is to commission a passive fire protection survey or FireStopping survey carried out by a qualified specialist. 


  • Are cavity barriers required in new builds?

    Yes. Cavity barriers are a requirement of Building Regulations Approved Document B for new build construction, and must be installed at the design and construction stage.


    Despite this, missing or incorrectly installed cavity barriers are one of the most commonly identified deficiencies in new build fire safety assessments.
