Fire Risk Assessment for New Build Developments


A new build fire risk assessment is the essential starting point for any fire safety programme. Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person is legally required to ensure a suitable and sufficient fire risk assessment is carried out, regularly reviewed, and acted upon.



On new builds, a fire risk assessment is required before practical completion, reflecting the as-built condition of the building and forming the foundation of the Golden Thread documentation required under the Building Safety Act 2022. RiskFire carries out new builds fire risk assessments to PAS 79 methodology, producing a clear prioritised action plan managed through our FireHub platform. Where remedial works are required, we can carry out the full scope under one contract.

Golden Thread Documentation for New Builds


RiskFire uses Onetrace to record all new builds passive fire protection works in real time, capturing photographic evidence, product certification, installer details, and location data for every installation. At practical completion, clients receive a comprehensive digital handover pack covering every passive fire protection element on site. 


This is formatted to support the Golden Thread record and ready for submission to the Building Safety Regulator where required. For higher-risk buildings, this documentation is not optional: it is a legal requirement under the Building Safety Act 2022.
