Why Are Fire Extinguishers Needed?
A properly selected and maintained fire extinguisher can mean the difference between a minor incident and a major disaster. Annual fire extinguisher servicing is a legal requirement under BS 5306-3. In the event of a fire, immediate action with the correct extinguisher can prevent the spread of flames and reduce property damage.
Ensuring your fire extinguishers are in place, correctly installed, and easy to access is crucial for the safety of your employees, customers, and property.

Fire Extinguisher Commissioning & Maintenance FAQs
How often do fire extinguishers need to be serviced?
Under BS 5306-3, fire extinguishers must receive annual fire extinguisher servicing by a competent person.
A monthly visual check should also be carried out on site. RiskFire provides annual servicing contracts for single and multi-site premises.
What is fire extinguisher commissioning?
Fire extinguisher commissioning is the formal process of placing a new extinguisher into service - verifying it is correctly specified, properly located, and recorded in your fire safety documentation. RiskFire carries out commissioning to BS 5306-8 and provides a commissioning certificate for each unit installed.
What is included in a fire extinguisher service?
A full fire extinguisher service includes a visual inspection of the body, hose, and operating mechanism, a pressure check, verification that the extinguisher is the correct type and weight for its location, and a written service record. Any extinguisher that fails is replaced or taken away for recharge.
Can you service fire extinguishers across multiple sites?
Yes. We provide annual fire extinguisher servicing contracts for multi-site businesses, housing associations, and facilities management companies across the UK.
All records are maintained centrally, with scheduled visit reminders to ensure no site falls out of compliance.
How many fire extinguishers do I need in my building?
The number required depends on the size of the building, the fire risks present, and the activities carried out on the premises.
As a general guide, BS 5306-8 recommends a minimum of two water extinguishers per floor for most commercial premises, with additional units specified based on risk. The correct provision should be determined through a Fire Risk Assessment. RiskFire can advise on the appropriate type and quantity for each area of your building during the installation survey.
What happens if my fire extinguishers are not serviced?
Unserviced extinguishers may fail to operate correctly in a fire, putting occupants at serious risk. From a legal standpoint, failure to maintain fire-fighting equipment is a breach of the Regulatory Reform (Fire Safety) Order 2005 and can result in enforcement action, fines, or prosecution.
It may also affect your insurance cover. Regular annual fire extinguisher servicing is the straightforward way to avoid all of these risks.
When does a fire extinguisher need to be replaced rather than serviced?
An extinguisher should be replaced rather than serviced where it has been discharged and cannot be recharged to the required standard, where the body shows signs of corrosion, damage, or denting that compromises its integrity, or where it has reached the end of its recommended service life - typically five years for CO2 extinguishers and ten years for water, foam, and powder types.
Our engineers will flag any extinguisher that is beyond economic service at the point of inspection and advise on replacement.
Do you supply the extinguishers as well as service them?
Yes. RiskFire provides a full supply, installation, and commissioning service as well as ongoing annual servicing. We supply extinguishers from approved manufacturers, specify the correct type and rating for each location, install them to the required standard, and provide a commissioning certificate for each unit.
If you already have extinguishers in place, we can take over the servicing without any need for replacement unless individual units fail inspection.
Can you service extinguishers already installed by another company?
Yes. We regularly take over fire extinguisher servicing from other providers. Our engineers will inspect every existing extinguisher, confirm it is correctly specified for its location, check its service history, and bring it into a compliant annual servicing programme.
Any units that are incorrectly specified, out of service life, or fail the inspection will be flagged and we will advise on replacement.
Do you provide fire extinguisher services for commercial properties?
Yes, our commercial fire extinguisher service is vital for many businesses. We provide fire extinguisher installation, commissioning, and annual servicing for offices, retail units, warehouses, industrial facilities, hotels, schools, healthcare buildings, and mixed-use developments.
For businesses managing multiple locations, we provide a coordinated servicing programme across all sites with centralised records and scheduled visit reminders through Onetrace.
