What does fire door maintenance include?
Fire door maintenance covers inspection and adjustment of all door components including closers, hinges, intumescent and smoke seals, glazing, and latching hardware. Defects are remedied on the spot or flagged for follow-up fire door repair. A written record is provided for every door.
What are fire door remedial works?
Fire door remedial works are the repairs and adjustments needed to bring a non-compliant fire door back into compliance. Common fire door remedials include seal replacement, closer adjustment or replacement, hinge tightening or replacement, gap correction, and glazing bead repair.
When is fire door repair more appropriate than replacement?
Fire door repair is appropriate where the door leaf and frame are structurally sound but individual components have degraded. What is a notional fire door and can it be upgraded?
A notional fire door is an existing door that met fire safety standards at the time of installation but has not been formally tested or certified to current British Standards.
These are common in older buildings and are not inherently non-compliant if in good condition, but they lack the third-party certification modern regulations increasingly require. In some cases, fitting certified seals and upgrading hardware can improve compliance, but where the door cannot be certified to the required standard, replacement is the correct course.
How do I know if my fire doors need remedial works?
The most reliable approach is a formal fire door inspection by a qualified inspector. Common signs that remedial works may be needed include gaps greater than 3mm around the door leaf, damaged or missing intumescent seals, closers that fail to pull the door fully shut, and loose or incorrectly fitted hinges.
