Project Overview & Scope
RiskFire was appointed as a specialist subcontractor to deliver a comprehensive programme of fire safety surveys at Fitz Millenium, Croydon, an assisted living accommodation operated by Niblock. The scope of works included an intrusive fire stopping survey, wall make-up validation survey, and a full fire door survey. The objective was to assess the effectiveness of compartmentation throughout the building, validate wall constructions against recognised guidance, and identify any deficiencies requiring remediation, while maintaining the safety and comfort of residents within a live environment.
Project Controls & Documentation Provided
RiskFire worked in close coordination with the on-site Accommodation Manager to ensure survey activities were carefully planned and controlled. A tailored programme was developed to align with daily operations and resident needs, ensuring minimal disruption. Detailed inspection reports were produced covering wall construction compliance, fire stopping condition, and fire door performance. The documentation included clearly defined defects, photographic evidence, and a phased risk reduction programme with associated cost guidance to support future remediation planning.
Challenges & Solutions
The primary challenge of the project was undertaking intrusive surveys within a live assisted living environment, where resident safety and wellbeing were critical. Intrusive wall sampling required careful management, including making good and reinstatement works, while ensuring that disruption to occupants was kept to an absolute minimum. In addition, wall constructions needed to be cross-referenced against relevant BG wall construction guidance to confirm compliance, adding further technical complexity. RiskFire addressed these challenges through close liaison with the Accommodation Manager and the implementation of a bespoke survey programme aligned with site-specific requirements. Intrusive inspections were carefully scheduled and fully reinstated, including decoration, to maintain the integrity and appearance of the accommodation. Survey findings were consolidated into a structured and prioritised risk reduction plan, allowing the client to clearly understand compliance gaps and remedial priorities.
Outcome & Outputs Achieved
The project was delivered on time and within budget, with a comprehensive and robust survey package issued to the client. The documentation provided clear insight into the condition of wall constructions, fire stopping, and fire doors, supporting informed decision-making and future compliance planning. RiskFire’s structured approach ensured that fire safety risks were clearly identified and proportionately addressed, while maintaining safe and uninterrupted operation of the assisted living environment.
