Project Overview & Scope
RiskFire was appointed as Principal Contractor to deliver a comprehensive programme of fire protection works at the Waterfront Southport Hotel in Southport. The project was carried out within a live hotel environment as part of a wider refurbishment programme. The scope of works included fire stopping to service penetrations, fire door remedial works, and full fire door replacements, with a strong emphasis on achieving full regulatory compliance while maintaining the high-quality aesthetic expected of a five-star hotel.

Project Controls & Documentation Provided
RiskFire implemented a structured programme of works coordinated closely with hotel operations to minimise disruption to guests and staff. Manufacturer-approved fire stopping details were developed and installed, supported by full installation records and product certification. Fire door remedial and replacement works were completed in line with BM Trada–approved guidance, with all relevant certification, product data sheets, and compliance documentation collated into a comprehensive handover pack confirming alignment with UK fire safety regulations.
Challenges & Solutions
Delivering the project within a live hotel environment required careful planning and coordination to avoid disruption while maintaining safety standards. The refurbishment nature of the works resulted in complex and non-standard service penetration layouts, requiring bespoke fire stopping solutions. In addition, the client required fire door installations to achieve a high-end finish appropriate for a five-star hotel, while also accommodating specialist dual-action hinges dictated by the building layout. The project further involved extensive fire door remedials and the integration of access control systems, adding to the technical complexity. RiskFire addressed these challenges through detailed programme management, aligning labour and material resources with a strict schedule of works. Close liaison with manufacturers ensured bespoke fire stopping solutions were designed and installed to suit unique penetration arrangements. Fire door replacements were sourced from specialist manufacturers to achieve the required oak veneer finish without compromising fire performance. RiskFire also coordinated third-party contractors to deliver access control installations seamlessly, with all remedial works completed in accordance with BM Trada–approved techniques.
Outcome & Outputs Achieved
The project was delivered on time and within budget, achieving full compliance with UK fire safety regulations from both a passive fire protection and fire door perspective. High-quality fire stopping installations and fire-door work were completed throughout the hotel, providing robust compartmentation while maintaining the premium aesthetic required by the client. The outcome was a compliant, well-protected, and visually refined hotel environment, supporting both guest safety and long-term regulatory compliance.
