Project Overview & Scope
RiskFire was appointed as a specialist subcontractor to deliver a long-term programme of passive fire safety works across VICO Homes’ social housing portfolio. Operating under a five-year framework agreement, the scope of works includes passive fire compartmentation surveys and the installation of passive fire protection measures across multiple occupied residential properties. The objective of the framework is to assess existing compartmentation, address identified deficiencies, and improve overall fire safety compliance while ensuring minimal disruption to residents in live social housing environments.
Project Controls & Documentation Provided
RiskFire implemented a structured and phased delivery model aligned with VICO Homes’ batch-based works programme. Advance notifications were issued to tenants to support access arrangements and maintain clear communication throughout the works. Detailed compartmentation survey reports were produced in a clear, user-friendly format, supported by photographic evidence and certification of all installed passive fire protection measures. All documentation was collated to provide full traceability, compliance assurance, and long-term asset management support for the client.

The primary challenge of the project lies in delivering consistent fire safety improvements across a large and diverse social housing portfolio while working within occupied dwellings. The scale of the programme required careful coordination, clear communication with tenants, and a phased approach to minimise disruption and maintain resident safety. Variations in building layouts and construction types also required adaptable survey and installation methodologies. RiskFire addressed these challenges through a structured phased programme of works delivered in close coordination with VICO Homes. Works were scheduled in defined batches, allowing surveys and installations to be planned efficiently and carried out with minimal impact on residents. The compartmentation surveys informed targeted passive fire protection installations, ensuring that remediation was proportionate, compliant, and aligned with the specific construction characteristics of each property.
Outcome & Outputs Achieved
The framework has delivered fully certified passive fire protection installations alongside comprehensive and accessible compartmentation survey reports. These outputs provide VICO Homes with a clear understanding of fire safety conditions across their housing stock and a robust evidence base to demonstrate compliance with fire safety legislation. The ongoing programme continues to enhance resident safety, support regulatory obligations, and establish a consistent standard of passive fire protection across the portfolio.
