Project Overview & Scope
RiskFire was appointed as a specialist subcontractor to deliver a programme of passive fire safety works at Plaza House, Guernsey, as part of a commercial refurbishment led by POS Interiors. The scope of works included a passive fire compartmentation survey and the installation of compliant passive fire protection measures throughout the building. The objective was to assess compartmentation performance, address identified deficiencies, and deliver fully certified installations in line with UK fire safety requirements within a defined construction programme.
Project Controls & Documentation Provided
RiskFire worked closely with POS Interiors to plan and coordinate the works, ensuring materials, labour, and access arrangements were aligned with the overall refurbishment programme. Due to the island location, materials were pre-ordered and transport logistics were carefully managed, including the procurement of vehicle permits for ferry transportation. Comprehensive compartmentation survey reports were produced, supported by photographic evidence and full certification for all passive fire protection installations, providing the client with clear, user-friendly documentation demonstrating compliance.
Challenges & Solutions
The primary challenge associated with the project was logistical, arising from the need to transport materials to Guernsey within a fixed programme of works. Ensuring that all materials arrived on site at the correct time was critical to avoiding delays. In addition, the scope of fire stopping works required careful prioritisation to align with the wider refurbishment sequence. RiskFire addressed these challenges through early planning and close collaboration with POS Interiors. Materials were ordered in advance, and transportation was coordinated through secured ferry permits, ensuring uninterrupted progress on site. Fire stopping works were delivered using a risk-rated, staged approach, allowing higher-risk areas to be addressed first while maintaining efficiency across the programme.
Outcome & Outputs Achieved
The project was completed on time and within the agreed programme, with fully certified passive fire protection installations delivered throughout the building. The compartmentation survey and installation records provided clear, accessible evidence of compliance, supporting both immediate handover requirements and long-term building safety management. The successful delivery of the project demonstrated RiskFire’s ability to manage logistical complexity while maintaining high standards of workmanship and regulatory compliance in a commercial environment.
