Project Overview and Scope


RiskFire Ltd were appointed as Principal Contractor by Tribell Ltd to deliver a combined scope of passive fire protection works, fire door remedials, and fire door replacements at The View, a 17-flat student accommodation building in Falmouth. Our passive fire protection works included the installation of compliant fire stopping systems using batt and mastic, high-pressure mastic, and fireline boards. Fire door remedial works included ease and adjustments, hinge replacements, installation of intumescent seals, and repairs to door leaves and frames. We also carried out full replacements of FD30 and FD60 fire doorsets. All works were undertaken in accordance with relevant fire safety regulations, IFC-third party certification requirements, and the building’s specific compliance needs.

Challenges and Solutions

This project presented several significant challenges:


  • The View was under a Fire Enforcement Notice, requiring strict adherence to scope, specification, and enforcement notice deadlines.
  • Potential for inspection sign-off risks and reworks if compliance was not met exactly.
  • Coordination of multiple disciplines across the premises while ensuring occupant safety.
  • Concurrent FRAEW inspection risked uncovering additional defects that could expand scope and delay works.
  • Linked internal and external fire safety risks requiring cross-trade collaboration.
  • Maintaining minimal disruption to student residents in a live environment.


To meet the strict compliance deadlines under the Fire Enforcement Notice, RiskFire Ltd implemented a phased programme of works that ensured priority items were addressed first and aligned with inspection milestones. Close coordination with the client, enforcement officers, and on-site representatives allowed us to verify progress at each stage and mitigate sign-off risks. For the FRAEW, we maintained open communication with all stakeholders, enabling immediate response to any additional defects identified and adjusting scope efficiently to avoid delays. Throughout the

project, we maintained a live-site safety strategy: work areas were fully segregated using physical sheeting and barriers, appropriate signage was displayed, and low-noise power tools were used wherever practical to minimise disruption to student residents. This ensured works were delivered

safely, with minimal operational disturbance, and in full alignment with the building’s compliance obligations.


Outcome and Outputs Achieved

All passive fire protection and fire door works were completed to specification, within the agreed

programme, and with zero H&S incidents. The phased approach and proactive coordination ensured

that all fire enforcement notice requirements were met ahead of inspection deadlines. RiskFire Ltd’s

flexible methodology, clear communication, and high standards of workmanship ensured that

disruption to residents was kept to a minimum, while delivering a fully compliant, IFC-certified fire

safety solution. The client was provided with complete O&M documentation, and a full record of

compliance, earning positive feedback for our professionalism, efficiency, and quality.
