Project Overview and Scope

RiskFire Ltd. were appointed as Principal Contractor to undertake fire door remedial works and replacements throughout Avantor Science Laboratory, Reading – a live, operational environment requiring minimal disruption to critical scientific functions. The brief included upgrades to the fire escape routes within Unit 1, refurbishing and replacing fire doors across two key evacuation routes (front and rear of the building). Works were delivered in compliance with BS EN 1634-1:2014, with fire doors rated to FD30. Core remedials carried out included: the replacement and resealing of architraves using intumescent mastic, fitting of appropriate FD signage, fitting Grade 13 hinge sets, replacement drop-down seals, replacement of vision panels, adjustment of digital locking systems, and the application of intumescent paint (client-specified). All remedials and replacements were logged in real time using our digital compliance platform, Onetrace, with photographic evidence and system references for Golden Thread traceability.

Challenges and Solutions

Operating within a live, technical laboratory environment required heightened planning and sensitivity. RiskFire Ltd. worked closely with the client to phase works around less critical operational hours, apply stringent controls on noise, access, and dust.


A key challenge arose when, during the delivery phase, the scope was adapted by the client to include additional remedial requirements. With special thanks to our proactive on-site team and project management, these works were swiftly incorporated. Materials were procured efficiently, and the new requirements were completed to the same high standard without delay to the programme or compromise to compliance.


Outcome and Outputs Achieved

All works were completed to specification, on-time, and with zero H&S incidents. RiskFire’s professionalism and flexible methodology ensured that operation disruption was kept to a minimum, and compliance with fire safety regulations was fully achieved. The client was provided with a full certification, complete compliance record, and full O&M documentation, with positive feedback achieved from Avantor.
