Location: 101-111 Kinsington High St, London
Property: Museum
Industry: Arts & Entertainment
Contract Awarded to: RiskFire
Type of Contract: Fire Stopping Survey
Project Duration: 2-weeks
Project Overview & Scope
RiskFire Ltd were appointed as Sub-Contractor by Niblock to undertake an intrusive fire stopping survey at Japan House, a live museum environment requiring a sensitive and carefully managed approach. The scope included a detailed inspection of fire stopping to walls, floors, and service penetrations to assess the integrity of compartmentation throughout the building. Intrusive inspection techniques were employed, including the use of endoscope surveys and core drilling within ceiling voids to confirm compartment lines and fire stopping conditions. All works were planned and delivered to minimise disruption to day-to-day museum operations while ensuring accurate and robust survey outcomes.
Project Controls & Documentation Provided
Project controls included site-specific RAMS, a tailored and phased survey programme incorporating out-of-hours working where required, full protection to floors, walls, and services during intrusive inspections, and real-time photographic evidence captured to support findings. A comprehensive inspection report was produced detailing the condition of existing fire stopping, identified defects, and recommended remediation actions, providing the client with a clear and auditable record of compliance status.
Challenges & Solutions
The primary challenge was carrying out intrusive survey works within a live museum environment, where protection of public areas, exhibits, and finishes was critical. This was addressed through a carefully planned survey strategy incorporating out-of-hours works to reduce disruption, full segregation and protection of work areas, and controlled intrusive methods. Endoscope inspections and targeted core holes were used to minimise damage while still achieving sufficient visibility of compartment lines and fire stopping integrity.
Outcome & Outputs Achieved
The survey was completed on programme and within budget, with no disruption to museum operations. RiskFire Ltd delivered a robust and detailed intrusive fire stopping survey package, providing the client with a clear understanding of existing conditions and prioritised recommendations for remediation. The quality of reporting and controlled delivery approach ensured the client was fully supported in meeting their ongoing fire safety and compliance obligations
