Project Overview and Scope
RiskFire Ltd was appointed to deliver the full fire stopping package as part of the refurbishment of a four-floor accommodation block in Dorset. The works involved designing and installing compliant fire stopping systems across all service penetrations, including combustible cables, soil vent pipes and riser cupboards. A key element of the scope was ensuring that all installations aligned with the building’s fire strategy and delivered robust compartmentation throughout the property. Particular attention was required in the substation area, where the client requested an enhanced level of fire protection due to the presence of high-voltage electrical equipment.

Challenges and Solutions
The substation area presented a significant challenge due to its elevated fire risk and the client's requirement for a four-hour fire-rated solution. To meet this expectation, RiskFire worked closely with Promat and FSI to design a bespoke ceiling system capable of achieving the required protection level, ensuring resilience in the event of a high-intensity fire. The environment also contained live high-voltage units, creating a substantial electrocution hazard. This was controlled through detailed risk assessments, enhanced PPE provision and strict adherence to safe-working protocols.
Across the wider accommodation block, a full compartmentation survey revealed a large number of service penetrations requiring tailored fire stopping solutions. RiskFire designed a compliant fire stopping strategy for each penetration type, ensuring that materials and methods matched both regulatory requirements and the building’s fire strategy. All installations were undertaken using Promat and FSI systems, providing durable, high-performance fire protection across the property.
Project delivery was supported by RiskFire’s proprietary OneTrace software, which enabled accurate, real-time tracking of every penetration and installation. This ensured complete transparency for the client and allowed for a smooth, phased handover as each floor reached completion. Robust on-site project management ensured all works progressed to programme, with milestones achieved in line with refurbishment requirements.
Outcome and Outputs Achieved
The completed works delivered a fully compliant fire stopping package across the entire accommodation block, significantly enhancing the fire safety performance of the building. All penetrations were sealed to the required standard, including the custom four-hour rated system within the substation area, ensuring strong compartmentation integrity. The use of advanced tracking technology strengthened documentation quality and provided the client with a clear, auditable record of all works completed.
Safety was improved across all areas, with installations designed to mitigate fire spread and provide reliable protection for occupants. The project was completed on programme, with smooth phased handovers and full supporting documentation supplied at completion.
